The first thing that matters in an emergency is limiting the damage. If water is actively escaping, shut the cold water isolation valve on the pipe feeding the top of the unit, then kill the power at the circuit breaker or close the gas isolation valve. That stops the cylinder refilling and reheating while you wait. Careful with the water coming out of a failed system, it can still be scalding hot even an hour after the power is off.
Once our Perth hot water system plumbers are on site, the job is diagnosis before parts. On an electric system that means testing the heating element and thermostat and checking the circuit breaker. On gas it means checking the pilot light thermocouple, the gas control valve and the burner. On any system it means looking at the Pressure Temperature Relief (PTR) valve, the tempering valve and the sacrificial anode rod, because a weeping PTR valve or a spent anode tells you a lot about how much life the tank has left.
Common emergencies we attend
No hot water at all. Overnight failures are the classic. On electric systems it is usually a burnt-out element, a failed thermostat or a tripped breaker. On gas it is usually the pilot light going out because the thermocouple has failed. All of those are parts we carry.
Water pooling under the unit. Where the leak is matters enormously. A drip from the PTR valve, tempering valve or a fitting is generally a repair. Water seeping from the base of the cylinder means the tank has corroded through internally and needs replacing, and it will get worse rather than better.
A burst cylinder. This is the one that damages floors, walls and stored belongings. Isolate the water and power, contain what you can, and call. We prioritise active leaks and can usually complete a same-day changeover.
Lukewarm water, or hot then cold. Often a dual-element system running on one element, a failing thermostat, or on gas a partially blocked burner. Also worth checking the tempering valve, since a failed one can drag delivery temperature down at every outlet.
Any smell of gas. Turn the gas off at the meter, avoid light switches and naked flames, ventilate, and call immediately. This is not a wait-until-morning situation.
