# Sunday Night No Hot Water in Victoria Park: A Same-Day Emergency Swap

A Victoria Park family lost hot water on a Sunday night. Here's how our 24/7 team diagnosed the failed tank and had a new system running the same day.

The call came in at 7:40 on a Sunday evening. A family of four in Victoria Park, two kids with school the next morning, no hot water since mid-afternoon and water spreading across the concrete in the side passage.

 team, and it is worth walking through properly because the sequence matters. What the homeowner did in the first ten minutes made a real difference to the outcome.

## The call: what we asked, and why

The first thing we ask is not “what brand is it”. It is “is water still coming out, and where from”.

In this case water was pooling under the base of the cylinder and running down the slope of the side path. That immediately made it an emergency rather than a wait-until-morning job. A leak from the base of a tank does not stabilise. The cylinder keeps refilling from the mains, the leak keeps running, and the volume going through a side passage over eight hours overnight will find its way into wall cavities and under floors.

So before dispatching, we talked the homeowner through two things over the phone.

**Shut the cold water isolation valve.** That is the valve on the pipe entering the top of the unit. Closing it stops the tank refilling, which stops the leak feeding itself.

**Kill the power at the switchboard.** This was an electric storage system, so the breaker labelled for hot water went off. On a gas system it would have been the gas isolation valve instead.

We also told them not to go near the water with bare feet or hands. Water leaving a failed hot water system can still be scalding an hour after the power is off, and people underestimate that constantly.

## On site: diagnosis in about fifteen minutes

Victoria Park is roughly five minutes from our Rivervale base, so we were on site inside the hour.

The unit was a 160 litre electric storage tank, mounted in a narrow side setback typical of older Vic Park homes. The compliance plate put it at thirteen years old. There was rust staining down the lower third of the cylinder and the leak was clearly coming from the base seam rather than from a valve or fitting.

That is a decisive finding. Here is the distinction that determines everything else:

We pulled the anode rod access plug to confirm the story, and the sacrificial anode was completely gone. Nothing left of it. Once the anode is consumed, the corrosion moves to the steel of the tank itself, and Perth’s harder water accelerates that. Thirteen years with, as far as the owners knew, no anode ever replaced, is a very ordinary way for a tank to end its life here.

> There is no repair for this. The tank is corroded through at the base. We can either quote a replacement now and fit it tonight or tomorrow, or you can isolate it and get other quotes. No pressure either way.

## The decision: repair was never on the table, so the question was which system

With repair ruled out, the real conversation was what to replace it with. At 9pm on a Sunday, most households would just say “put the same thing back”. We ran through the options anyway, because a thirteen-year decision deserves five minutes even at that hour.

The house had mains natural gas connected for cooking. That opened up continuous flow gas, which would have freed the side passage entirely. It also had a north-facing roof, but it was already carrying PV panels, which ruled out solar thermal collectors without a rearrangement nobody wanted to fund that night.

A heat pump was genuinely attractive on running cost, and would have attracted the federal STC rebate. The catch was placement. The only spot with proper airflow sat directly under the neighbour’s bedroom window, and the family were not comfortable with that. We could have found another position with additional pipework, but that was not a same-night job.

They chose a like-for-like electric storage replacement, upsized slightly from 160 to 250 litres to better match four people, with the caveat that we would come back and look at a heat pump properly when they were ready. That was the right call for their situation, and we said so.

## The swap: done by Monday lunchtime

We isolated and drained the old tank on the Sunday night and left the family with the water back on to the rest of the house, which meant working toilets and cold taps overnight. The replacement went in the following morning.

The job itself took a little under three hours:

1.  Old cylinder drained fully and carried out to the ute for metal recycling, included in the quote at no extra charge.
2.  New tank positioned, levelled and strapped. Tight side setbacks are their own skill and this one needed the unit walked in on its side.
3.  New isolation valves and flexible connections fitted, because thirteen-year-old ones are false economy.
4.  New tempering valve fitted and set, then delivery temperature verified at the bathroom outlet at 50C to meet WA requirements.
5.  PTR valve tested, drain line checked, system filled and commissioned.
6.  Compliance certificate issued and emailed the same afternoon.

Hot water was back before the school run finished on Monday.

## What we would tell anyone in the same position

**Check the anode rod before the tank tells you about it.** A replacement anode costs a small fraction of a replacement tank. In Perth, around every five years is a sensible interval, sooner in the harder-water suburbs.

**Rusty hot water is a countdown, not a quirk.** Discoloured hot water means the inside of the cylinder is corroding. It is the warning that comes before the leak.

**Know where your isolation valve is now.** Not at 8pm on a Sunday with water spreading across the concrete. Cold water isolation on the unit, and the hot water breaker at the switchboard. Two minutes to find them today.

**A leak from the base is a replacement.** Every time. Anyone offering to repair the cylinder wall of a corroded tank is not doing you a favour.
