# Spring Hot Water Health Check: Get Ahead Before Summer 2026 in Perth

Late winter is the smart time to service or upgrade your Perth hot water system before summer demand. Here's what our team checks and why September is ideal.

Every year, without fail, the phones run hottest in the first genuinely cold week of winter and then again in the first hot week of summer. Both spikes are made up of the same calls: systems that were quietly struggling for months and finally gave up when demand changed.

Late winter and early spring is the window where you can get ahead of that. Right now, in August and September, our schedule has room, parts are readily available, and nothing about your situation is urgent. ## Why September is the best month to sort your hot water

Perth’s hot water demand is less seasonal than people assume, but it does shift. Winter is when cold inlet water temperatures make your system work hardest, so faults show up. Summer is when household demand peaks, particularly over the holidays when there are more people in the house and more showers per day.

The gap between those two periods is your maintenance window. A system that limped through winter on a partially failed element or a scaled-up burner will not magically recover. It will fail in January instead, at the worst possible moment, and you will be paying emergency rates and taking whatever unit can be sourced that day rather than the one that best suits your home.

There is a second reason too. If a service reveals that your system is genuinely at end of life, you have time to plan a replacement properly. That means comparing gas, electric, solar and heat pump on their merits, checking rebate eligibility, and arranging financing if you want it, instead of making a $3,000 decision in a panic on a Sunday afternoon.

## What our team actually checks on a spring service

A hot water service is not a five-minute look. Here is what gets inspected on a typical residential system.

**The pressure temperature relief valve.** The PTR valve is the safety device that releases pressure if the tank overheats or over-pressurises. It should be lifted and released to check it discharges freely and reseats. A valve that weeps constantly or one that has seized are both problems, in opposite directions.

**The sacrificial anode rod.** This is the one most often skipped, and the one that matters most in Perth. The anode is a metal rod inside the tank designed to corrode so the steel cylinder does not. Perth’s harder water gets through them faster than manufacturers assume. Plan on checking yours around every five years, sooner in the harder-water areas.

**Element and thermostat, or burner and pilot.** On electric systems we test the element resistance and confirm the thermostat is cycling correctly. On gas, we check the burner for dust and insect blockage, inspect the thermocouple, and confirm the flue is clear.

**The tempering valve.** WA requires hot water to deliver at a maximum of 50C to bathroom outlets. A tempering valve that has drifted or failed will either scald or leave your showers lukewarm. It gets tested with a thermometer, not by feel.

**Sediment and scale.** Both reduce efficiency and shorten element life. Flushing sediment out of the base of a storage tank is quick and makes a measurable difference on hard water.

**The obvious stuff.** Corrosion at the base, staining on the wall behind, damp ground under the unit, and the condition of isolation valves and flexible connections.

## Signs your system will not make it through summer

Some of these are subtle and easy to explain away for months. If more than one applies, book a look now rather than in December.

| Warning sign | What it usually means |
| --- | --- |
| Rusty or discoloured hot water | The anode is spent and the tank is corroding internally |
| Hot water runs out faster than it used to | Sediment build-up, or one element of a dual-element tank has failed |
| Water is hot then cold then hot | Failing thermostat, undersized continuous flow unit, or a failing tempering valve |
| Damp ground or staining under the unit | A slow leak, which never gets better on its own |
| Pilot light needs relighting regularly | The thermocouple is on its way out |
| System is over 10 years old | Storage tanks typically last 8 to 12 years in Perth conditions |

> **The rule of thumb we use**
> 
> If the system is under about eight years old and the repair costs well under half a replacement, repair it. If it is over ten, already corroding, and the repair is more than half the cost of a new unit, put the money into the replacement instead.

## If it is replacement time, spring gives you options

A planned replacement is worth a lot more than an emergency one. You get to choose the system type rather than accepting what is available on the day.
